Full Version: Buying House Lingo- Sale by Negotiation?

Hello!
I have found this forum soooo helpful for so many different issues. Now I am game enough to enter into conversations, i'd like to ask for some advise if anyone can help...
I'm so nervous, about to buy a house. I am looking at prices of houses and I see '$300,000 plus' and 'Sale By Negotiation $300,00'. What does this REALLY mean?
Someone once told me to offer less than the amount asked. Is this right or is this rude? If a house says $320,000 plus, neg, could I offer $300,000?

Any help is appreciated. I'm feeling very overwhelmed right now!

Having just bought and sold I can answer (my view of it anyway!)

Generally a '$xxx plus' means that they are after more than that, but it's up to you to decide how much more you'll offer - it may be $1 it may be $40K more.. So if you offer less the agent is unlikely to submit your offer as a serious one.

Sale by negotiation with a range means they are after somewher in theat range an if your buying budget is within that range it's worth a look.. I haven't seen "Sale by Neg" with a set price, usually it would simply say For Sale $300K (say) which means that $300K is the asking price but it's up to you what you offer, I guess original.gif

Thanks so much. There is so many nitty gritty things to be aware of when buying a house! I'm so worried about doing the wrong thing and making the wrong decision.
