Hoping to hear from anyone in Leeming, Canning Vale, Willetton, possibly Bullcreek, especially those with children at public schools in the area.

Are there certain areas to avoid within those suburbs? Are you happy with the schools? Do you know if they have provisions for gifted children?

Is it possible to get a decent size house (4 x 2) as well as a yard? We're coming from a 1/4 acre block but don't need it to be that big! If not, are there plenty of parks around? Is everything you need close enough - shops, doctor etc?

I've heard mixed reviews high school wise re Canning Vale College - any thoughts on that?

I grew up in Willetton - went to Willeton PS and SHS. There's enough parkland around. Willetton houses have decent front and backyards.

There isnt any dodgy parts to Willetton that I remember. There's Southlands for shopping, cinema etc. The 884 and 885 bus route if it still exists.

All of those suburbs sound ok to me. Someone else might have more to say on them though. I give Willetton the thumbs up!

I live in Canning Vale. I love the suburb. Nice community feel about it. Lots of parks in the area and lots of young families. We are close to Livingston Shopping Centre and also a smaller shopping complex which has IGA, doctors surgery, etc. The only issue I think may put people off is the noise from air traffic (though I hardly notice it now).

Housing wise it appears that a lot of the homes are built on small to medium blocks which does not leave room for huge backyards, generally speaking.

My boys go to Campbell Primary. The school is fine. No complaints and the boys love it there. It is an independent public primary. I find the staff very approachable. The school does do testing for PEAC.

My oldest son attended Canning Vale College from Year 9 to Year 12 and just graduated last year. Middle school had an open plan approach in the classrooms which wasn't the best to be honest, but that changed in senior school. I'm not sure if they have reviewed this approach recently. DS never had any problems there. He achieved a very good ATAR result and was accepted into university into his first preference. I believe the school has a very good graduation rate.

We live in willetton and where our house is we are in both willetton and rossmoyne high school zone, the top two public high schools.

Our DS is at Shelley primary as we lived in Shelley before buying in willetton, but have heard good things about willetton primary.

We live in Willetton, My kids go to Rostrata PS. Great school, not sure about gifted children's programs as we have only been here 6 months. We are also in the catchment area for Willetton HS, which has a fantastic reputation.

We are in a largish 4x1, with a large back yard and front garden.
There are plenty of parks and open spaces, there is also a BMX/scooter park by the Southlands shopping centre.

Plenty of doctors surgeries and dentist around. (We go to Willetton medical practice and Southlands dental). There are two main shopping centres, Southlands shopping centre, which has Coles, Woolies, Best and less and a few other shops. There is also Stockland Riverton which has BigW and woolies and some other popular shops including Red dot shop and d*ck Smiths.

Both my husband and I went to Willetton PS and SHS too. I don't know about the 884 or 885 anymore (that was years ago when they had the old bus terminal across from Chicken Treat) but I know that the 98 and 99 circle routes go through there.

It's a great area, not sure about housing there now, most were 3 x 1 but I would think that people have extended out the back, I've also noticed that some older houses have been knocked down and new houses built in their place.

Southlands has everything you need and has the bonus of a movie cinema.

All those suburbs are good suburbs (and pricey). Willetton / Bullcreek are slightly older, so you are starting to look at houses from the late 60's / early 70's, that have either been renovated, or left as is (eeeek!)

Rossmoyne and Willetton high schools are the 2 best in the state, so house prices in those zoned areas are significantly higher. It's also sometimes difficult to actually buy property in those areas as people buy just for the schools.

Bullcreek and Leeming residents go to Leeming High school, which is a great high school.

Be careful with "Canning Vale" as some realtors are selling 'Southern River' as Canning Vale, and it's NOT Canning Vale.
Check the suburb and the post code!

You will pay for these suburbs, they're close to the freeways and highways and with a new hospital opening down the road shortly, house prices are starting to rocket already.

All 3 primary schools in Leeming (West Leeming, Leeming and Banksia Park) are good, they are smaller schools with really good school communities. The only formal program in any of them I believe for gifted students is PEAC, it starts at year 5 after testing in year 4 but I gather it is totally underfunded and it is less than the top 2% who get in. These 3 schools get good NAPLAN results and I know BP have a number of gifted students.

Many friends who live in Bull Creek have moved their children to Oberthur Primary, however some are now a little nervous about this as it is starting a chinese language immersion program, I don't know much about it though.

Leeming is a little newer than BullCreek and Willetton so housing styles reflect this, any of those suburbs still have decent block sizes though. Canningvale is such a vast newer area that there is huge variation, some lovely homes, some little boxes and some in between.

For High Schools I think I'd prefer to be in the zones for Rossmoyne, Willetton or Leeming High than Canningvale. It's going to be much harder to cross boundaries for high schools in the next few years with the Year 7s starting at high school in 2015 pushing the schools above capacity, there is talk that even the academic entry programs will have to be wound back to reduce numbers.

I grew up in Leeming, moved to Atwell (and hated it TBH) and now have a child and have recently moved back to Leeming.


I would live in Willetton, Bull Creek or Leeming before Canning Vale. Canning Vale is nice, and obviously newer, however your options for secondary schooling are limited. Canning Vale College does not have a good reputation, there have been several changes admin wise in recent years and I have heard terrible stories regarding behaviour management. I would avoid at all costs. Carey College is a good school (if you can afford it) but you may find it hard to get in there due to it's popularity.


The primary schools are good but in my opinion, Ranford is the best one. Campbell is also good but it is huge and continuing to grow, but they don't have enough space. Ranford has excellent teachers and good kids.

Willetton, Leeming and Rossmoyne HS's are excellent. I would call them and get information about their specific gifted and talented programs. In the primary schools, it really depends upon the resourcing at a school level and what the Principal wishes to dedicate time to. I *think* it is Caladenia PS that has recently opened a gifted and talented programs where the students attend full time. You would need to check on this though.


In the older suburbs, you can definitely get decent sized houses. In Leeming, we recently paid $720 K for a fully renovated home, excellent location and big block. You would be paying around the same for Bull Creek, in some parts, but this is because the Rossmoyne High School has an excellent reputation. They are older houses though.



The primary schools in Willetton, Bull Creek and Leeming are all fantastic. We specifically moved so that my daughter can go to West Leeming (amongst other reasons). In any of those suburbs, you have SO much around you - parks, public pools, shops, movies and you are so close to Garden City, Fremantle, the freeway to get north and south and really good public transport.


The shopping, libraries etc are fantastic.

We have bought in Willetton.
There is a small pocket of willetton that is in the Rossmoyne HS zone.
Be sure and check your boundaries. I rand the school to triple check the boundaries and they are on their website.
Willetton HS also has a great reputation.
Willetton Primary school - have heard good things and it is a feeder school into the Rossmoyne HS.

Has anyone had their sons in joey scouts in the area??
