Hi all,
This the first time I've posted a question so hopefully I'm doing it right What is your experience/opinion of renting/leasing out a property that gets very hot water from a solar water system so you either get very hot water or cold water coming out, and it's difficult (but possible) to get the water to a nice temperature? If this was the case for the property you were renting what, if anything, would you do/expect to be done about it? TIA |

If it is very hot, wouldn't you just turn the cold tap on to get it right.
I know my sisters solar hot water produced incredibly hot water. I must admit I would love it compared to the current hot water systems that don't produce HOT water |

Do you have little people that would accidently turn on taps and get burnt?
If so, I would mention it to your REA but I am not sure if anything could be done about it. We had very hot water in our last place but I looked into it, I had the manual for the unit etc, and it didn't appear that the temperature on that particular unit could be changed. |

Ask if there's a thermostat fitted to the unit. If it does, they're easy to turn back on to cool down the water the system delivers. You should be able to do it yourself.

Thanks for your replies
It was a bit of a trick question, I know, I'm bad It's the water system in the house we currently live in and own. We will shortly be renting it out (via an agent) and are running out of time to fix everything we wanted to. It is a really old house and while we have done a lot with it there is still a little way to go. It'll be in a much condition for the tenents than we have been managing with ( e.g. the new oven I've wanted for years will be being installed once we move out and before the tenents move in, I'm soooo jealous The water was the only issue left that was really bothering me and it would involve getting a plumber round with no sure fix to the problem. The pressures are all kinds of messed up and we can't easily tell if there is a thermostat that can be adjusted. The water stays very hot then as you tweek the cold water on little by little it suddenly goes too cold and is affected if another tap or washing machine is turned on. We've been fine with it but I think i'll get a plumber round if we end up with tenents with young children. I'd want it fixed if we were living there for much longer. |

If you're in WA, I believe you have to have a tempering valve on it to reduce the temperature to bathrooms to not higher than 50 degrees. It's a legal requirement on new houses - we built in 2004 and opted for separate valves to each of the bathrooms so that we could still have really hot water to the laundry and kitchen, but you can have one fitted to the HWS so that the water temperature is reduced to all taps.
