EB I need your help!!

I moved overseas almost two years ago, renting out my flat in Australia when I left. The tenant has been (especially initially) somewhat precious, demanding thousands spent on non-essential repairs etc. But fine, we've done it, all good.

And I guess it just shows she has pride in the place, and she does seem to take care of it and (more importantly!) always pays her rent on time.

SO I was thinking of sending her a bottle of champagne or something for Christmas, 'thanks for being a good tenant' kind of thing.

Is this inappropriate? Will going directly to the tenant (obviously, I know the address) annoy the RE agent? Will she feel like I am stalking her?

Or, another possibility, am I just over thinking this?

Sounds great, our last landlord bought us some chocolates and last year I gave her a bottle of wine.

No problem with it at all.

All the tenant is doing is what she legally has to do. I wouldn't bother with a gift...unless she's putting her own money into your property? For example, planting new plants etc.

we used to give them Christmas rent free. Our agent didn't like it as it reduced her commission.
