> 6 Weekly Rental Inspection?!, Any RE agents with advice?

Our RE Agent wants to do a 4 monthly rental inspection 6 weeks after the last one.

When I rang to enquire she informed me it was so that they could line up a few of the inspections in neighbouring suburbs. (As a side note this is the first time I have delt with her, our asset manager has changed atleast 4 times over our 2.5 year tennancy)

Normaly I would be fine with the 6 weeks but seriously this will be the 7th inspection, evaluation, maintenance appointment I have made myself available for in the last 6 working weeks. Im starting to get rather fed up!

Can anyone advise if I have grounds to say no I want them to wait for the 4 month inspection as written in our contract?

What state are you in? There are laws for how time between inspections but each state is different. QLD it's no more than every 3 months.m

Hi, I'm not a RE agent but I know in NSW, they are allowed to do no more than 4 inspections per year. They can space them however they like, but 4 is the limit.

6 weeks after the next one sounds a bit OTT and surely she will be visiting the neighbouring suburbs regularly anyway (assuming you don't live in the middle of nowhere)... did she have any issues at the last inspection? I don't blame you for getting a bit fed up!

Tell them to move your next inspection BACK rather than moving it forward, so it is in line with the other's in the area.

I really think it is asking way too much for another one 6 weeks after the last one!

I would be looking at your state's tenancy authority. Queensland is the RTA, and also in Queensland, the agent is required to give you a copy of information from the RTA about tenancy information etc.
I would be saying no, per PP - saying that you can push it back, explain the amount of inspections you have had done in recent times etc, and that the agency is not allowing you to enjoy your rental quietly, or whatever that proper term is.

This is down right ridiculous, and I think is bordering on harassment.

That's what I asked her to do thinking it was the simple logical answer Pixar, but she refused and then got huffy when I then asked for my complaint to be passed on to her manager!

Then I would be getting info on your rights and if you are legllally allowed to refuse the inspection. i would emailing her (so there is a recored), and a copy to the manager.
